PRE CLOSING INSPECTIONS

Having a home inspection done prior to closing is highly recommended.  Home purchase contracts are usually contingent on the findings of the inspection and buyers normally have 10 days from the time a contract is signed to have one performed.  Our comprehensive home inspection provides valuable information, provided by a highly trained, impartial expert, about the condition of a home at the time of inspection.  Any problems that are found can be addressed prior to closing.  Minor issues, which can develop into major problems later if the appropriate maintenance is not performed, can also be brought to light.  The inspection protects you as a buyer and gives you confidence that your new home is in good condition at the time of purchase, and potentially saves you money in the future.  It is also smart to have any repairs re-inspected to make sure they are done adequately and correctly.

If you are building a home, a phased home inspection is a prudent thing to do.  During a phased inspection, the inspector inspects the home multiple times at the completion of various aspects of construction.  Deficiencies can be detected and corrected while they are still visible, potentially avoiding costly future problems.  If problems are sealed inside walls or ceilings, for instance, they become much harder to detect, potentially allowing significant damage to occur before they come to light, and turning an easy fix into an expensive repair job.

WARRANTY INSPECTIONS

If you have recently purchased a new home from a builder and you are at the end of the builder's warranty, a professional home inspection will let you know whether there are areas to address prior to the warranty expiration.  You can then get covered items fixed before they grow into major issues that can cost you a lot of money down the road.

Maintenance inspections are performed on a whole house or on individual systems, with the goal of identifying any developing problems before they become major.  Many deficiencies are very subtle when they develop, particularly those caused by water intrusion.  Left unchecked, these deficiencies can develop into costly issues which can even compromise the safety of a home.  Your home inspector can help you find problems early, and the cost of an inspection is minor when compared to major home repairs.  Maintenance inspections can be priced separately or as package deals which lock in today's pricing for inspections performed on a periodic basis in the future.
